Spinnaker is a 4 bedroom cottage offering flexible accommodation for 6-7 guests. The cottage is spread over 2 spacious levels, located near the top of the beautiful fishing village of Polruan and benefits from private parking for 3 cars.
The cottage hosts a wonderfully socialable living space with spacious kitchen/ breakfast room, open access to the elevated conservatory showcasing the beautiful panoramic views over the village and The River Fowey. The whole family will love the light and airy lounge and dining room complete with TV. Not that you will be watching the TV, as you will be out on the large glass fronted balcony, taking in the views. All four bedrooms are located on the ground floor of the cottage along with the family bathroom and access to the terraced garden with decked areas and water feature.
You enter the property on the 1st floor
Entrance hall- Has ample storage/ hanging for coats and muddy boots. Stairs leading down to the lower ground floor landing. To the left there are built in cloak cupboard with glazed doors leading to the utility room and kitchen area.
Open plan Kitchen/ Breakfast room- The delightful open plan kitchen is well equipped with built in range style oven with five ring ceramic hob, matching extractor hood over. Sink, dishwasher, microwave and American style fridge/freezer.
The kitchen is connected to a breakfast area /conservatory with round table with seating for 4 guests and additional 'comfy' seating area offering breath-taking views over the village and river with the added benefit of doors opening to a Juliette balcony so you can really make the most of the views. There is also an additional side door to the large glass fronted balcony.
Utility Room- Located to the back of the house just off the kitchen. Is complete with WC, small hand basin, Washing machine and additional storage space for household items.
Open Plan Dining/ Lounge- A large light and airy space with large dining table with seating for up to 6 people, dining area is complete with side unit. Over in the seating area you have a choice of 3 sofas and an arm chair with coffee table, TV and a array of beautiful art work. From both sides light floods the room through sliding patio doors opening to the large balcony. So rain or shine you can enjoy the panoramic views across the estuary. Open archway through to the kitchen/breakfast room and a further door leads back through to the entrance hall.
Spacious single bedroom, 2 bedside tables, hanging space with side door leading to the garden.
Bedroom 2- Double 5'6 bed with 2 bedside tables, dressing table with stool, chest of drawers and wardrobe. This bedroom also has garden views and towards the water.
Family Bathroom- Fitted with retro Green corner 'Jacuzzi' style bath with shower over, hand basin and raised level W.C. Due for refurbishment in 2019
Bedroom 3- Single Room- With additional single chair bed, to make a twin room if required (please ask upon booking)
Bedroom 4/ Master bedroom- A Spacious Double (5'6) bedroom with view over the village and over to fowey with 2 bedside tables, large wardrobe, dressing table with mirror.
Master En-suite bathroom- Bath, Separate corner shower, WC, hand basin with vanity storage, mirror and heated towel rail.
GARDEN AND OUTSIDE SPACE- The glassed balcony is accessed by the kitchen or dining/lounge area, there is an outside table and chairs. There is also a colourfully planted garden with decked and terraced areas down to a fish pond that is surrounded by a rockery. There are 2 built in benches around the pond, also a built in washing line, perfect for drying wetsuits (Small children will need to be supervised at all times in this area)
PARKING- To the front of the property is a stone paved driveway providing parking for 3 cars or even a boat and trailer! There is additional parking outside the garage. (Garage not included with the house) If additional parking is required the St Savours carpark is 300yds from the cottage. A weekly ticket can be purchased at the carpark for £25.00.

SECURITY DEPOSIT- Yes £100
POWER AND HEATING- Electricity and Heating included in the rental price. Heating by oil central heating, the boiler is located in the utility room, just off the kitchen.
PET FRIENDLY- YES, Up to two dogs accepted with prior permission. £25 per dog.
BEDDING AND TOWELS- Bed Linen and Towels are provided. You will need to bring your own beach towels.
NOTES- Sleeps 6-7, No smoking.
Inside the property the stairs down to the ground floor the head height is restricted, please take care.
In the garden/ decking area to the front of the house, there is a pond, younger childern to be supervised at all times when using this area.
Please take care in wet weather as the decking can be slippery.
Mobile reception varies in the village depending on the service provider.

We had the best week EVER at Spinnaker and are honoured to have been your first guests! Agnes and Otis now know what a perfect English seaside holiday consists of, and nothing else will ever live up to it so we'll have to come back soon! The crabbing is now the stuff of legend, the ice cream(s) and ferry trips, care-free hours spent pottering on beaches, lunch at Sam's, watching the boats come in along the river - what a wonderfully comfortable, beautiful haven you have made here. We loved the large central space to reconnect in, whilst still having other areas to take ourselves away for a bit of peace and quiet.
