Number 25 Fore Street, otherwise known as 'Piersland' is a seaside retreat with a contemporary feel within a traditional Grade 2 Listed Cornish cottage. It is situated approx 200yds from the quay and waterfront of Polruan.
It was purchased 4yrs ago as a family retreat and has been sympathetically renovated throughout with the installation of a new gas fired central heating system, AGA wood burner, new kitchen, sanitary ware, loft conversion and has recently been fully redecorated throughout to provide comfortable, modern family living.

LIVING - The sitting room is on the ground floor, light and fresh in appearance with modern white leather sofas, LED TV & DVD, Ipod decking station/CD player, stripped original wooden floorboards throughout with an AGA wood burning stove for chillier evenings!

EATING - The kitchen/dining area flows from the lounge to the rear of the property. The kitchen is modern in appearance with white high gloss finish cupboards and beech worktops, a John Lewis oven and hob, plus dishwasher, microwave and fridge. A glass topped table with multi coloured chairs provides an eating area nearby. A porch at the rear of the cottage permits the hanging of coats, wet suits and outdoor wear.  There is now a washing machine for 2015.

SLEEPING - We offer 3 bedrooms, sleeping up to 6 people spread over the top two floors of the cottage.  On the 1st floor is  Bedroom 1, the largest bedroom containing a super king size bed.  Stripped white painted wooden floor boards throughout the first floor are complimented with cotton rugs and runners. An open cast iron fireplace gives this room a period feel despite its modern decoration. Bedroom 2 is a fresh bright double room which overlooks the rear of the property. Bedroom 3 is a double room on the 2nd floor with exposed wooden roof trusses and a roof light.
The top landing window has tempting water views over the estuary to Fowey.

The first floor cloakroom is modern in appearance with white sanitary ware and a new slate floor.
The main family bathroom is on the 2nd floor and contains a large built in modern power shower, freestanding roll top bath and white sanitary ware. This bathroom has exposed wooden roof trusses and a large dormer window with views over the village and rear gardens.

OUTDOOR LIVING - The property boasts a large back garden in a typically traditional style Cornish setting, where the gardens are laid out in sections. No 25's garden is accessed via a path and 5 stone steps, this gives the advantage of height and you are rewarded with magnificent views over the estuary to the popular seaside town of Fowey. The garden has just been landscaped using beach pebbles, old timber sleepers and provides a large timber decked area with outdoor furniture to relax upon whether it's to view the yacht/boat activity on the estuary or simply enjoy the opportunity to live outdoors & hopefully spot the sun!!

Although the decking area provides an ideal site to enjoy the view and outdoor space, care should be taken particularly for young children as the access is via rustic steps which would prove difficult for the elderly or young children.  We strongly advise due to the nature of the rope railing young children will need to be supervised at all times whilst in this area.
