It is a fabulous house in a lovely village location which is ideal for family holidays both in and out of season, family friendly house where you can enjoy the peace and tranquillity Polruan has to offer with two village pubs, shop and beach, all within easy walking distance. Fowey, The Eden Project, Looe and Polperro are all within easy travelling distance.
Kitchen: A very modern, well equipped kitchen with electric hob, two ovens, dishwasher, mircrowave and Nespresso coffee machine. From the kitchen door is a courtyard with access to a utility room, complete with washing machine, tumble drier, w/c and hand basin.
Lounge/Diner: An open plan, comfortable and spacious room with an inviting wood burner, L shaped sofa, large dining table with seating for 8 guests and of course the fabulous view of the river. Fast Wifi, TV with blue ray DVD (many DVD's provided for all ages) and BBC iPlayer connection etc in the lounge. Music system with internet radio links and Bluetooth connection to iPad's.
Bedroom 1: A large bedroom with zip and link beds which can be setup as a super king or twin beds - please state your preference at the time of booking. Bed side table, built in wardrobe space, hand basin, DVD and TV on wall. Views over the large terraced garden to the rear of the property.
Bedroom 2: A king size double bed, glorious river views, chest of drawers, 2 bedside cabinets and built in wardrobe space.
Bedroom 3- A twin bedroom with full size bunk beds and river views. Ideal for children and agile adults.
Bathroom: A large family bathroom with modern white suite, heated towel rail and newly fitted shower over the bath.
Bedroom 4: The staircase is steep but what a room! You will find a king size bed in a large room which is light and airy with fabulous water views and a cosy armchair from which to enjoy it. Bed side tables, chest of drawers and built in wardrobe space. TV/DVD. There is an en-suite shower room with walk in shower, heated towel rail, w/c and hand basin.
GARDEN AND OUTSIDE SPACE- At the front of the property is a terraced patio area with a large round table and chairs having glorious river views across to Fowey and Bodinnick. To the rear of the property a stable door from the kitchen leads out to a courtyard with steps leading to the large rear garden which has 3 terraces and is equipped with 2 tables, one for 8 and another for 4 along with a BBQ. All terraces have views of the river across to Fowey.
PARKING- No private parking but available from the St Saviours and Quay car parks. Weekly tickets can be purchased which are £25.00.
CHANGEOVER DAY:Saturday- Arrival 4pm Departure 10am
SECURITY DEPOSIT- Security deposit of £100.00 required on each let
POWER AND HEATING-Electricity and Heating included in the rental price. There is an oil fired central heating system. Underfloor heating is available in both bathrooms which are controlled by a push pad on the left of each bathroom door. There is also a wood burning stove in the lounge.
PET FRIENDLY- NO
BEDDING AND TOWELS- Bed linen and towels are provided. You will need to bring your own beach towels.
ACCESS - There are a number of steps inside and outside the property with steep stairs up to the second floor bedroom which may not be suitable for younger children or the elderly.
SAT-SAT although out the school holiday periods, changeover can be flexible.
A special under occupancy rate can apply out of the main season.
