There is a double and a single bedroom and modern bathroom on the ground floor, which has its own entrance. The entrance to the middle floor is from street level. A large open plan room, full of light, with windows on all four aspects and a partial view; it accommodates the kitchen, dining and sitting areas. The sitting area can double as a third bedroom with adjoining small washroom and loo. The kitchen, in beautiful light oak, includes a microwave, oven, dishwasher, washing machine and tumble dryer. There is a coal-burning stove on the middle floor for the pleasure of it, as the cottage has full oil-fired central heating and is therefore suitable for occupation throughout the year. The top floor with glorious views is a spacious, very comfortable double-aspect sitting room, with a large dormer window looking out over the bay, where you can sit and contemplate or watch the constant activity on the river.

Now available by arrangement: broadband internet access - which can be wireless. Incoming phone, with possibility of outgoing by arrangement.

The cottage has been completely refurbished with wooden floors throughout, all new furniture, goose down and feather bedding and designer curtains and blinds. A very comfortable retreat and much used second home, full of books, paintings, plants and music.

The wooden floors and open staircase make the property unsuitable for pets and children under ten.
